Demolition, Removal of Mature Camelia trees and others (14 in total) and the construction of 2-storey building at 25 Chester St, Epping

 This proposed development will significantly affect the amenity and streetscape of the East Epping Heritage Conservation Area. Its architectural style, large scale, double garage frontage, and shorter setback from the street are not in keeping with nearby heritage-listed homes, with their longer setbacks from the road, heritage gardens, single garages, and smaller scale. The home proposed to be demolished has had an interesting history, with some of its earlier residents having a long-standing association with Epping. The home lies within a Heritage Conservation Area and it should be preserved, not demolished.  The issue is not only the history (this is an original cottage from the street) but that this is a Heritage Conservation Area. With that comes conditions about changes to original structures, the landscaping and the streetscaping.
These plans don't appear to meet any of these requirements - the new house is too bulky, not set back sufficiently, is not consistent with HCA streetscaping and takes out heritage.

• The consistency of Chester Street Streetscape elements which form part of the establishment of the East Epping Heritage
Conservation Area gazetted by the NSW Government under Hornsby DCP 2013, currently managed by the City of
Parramatta Council.

    – a relatively intact example of Federation residential development as a single detached house, retention of
    topographic elements and garden setting. Under Hornsby 2013 DCP, prescriptive measures for the East Epping
